The City Council has approved the urban management agreement that will enable the site formerly occupied by an electrical substation to be redeveloped into a residential plot with a maximum buildable floor area of 13,172 m².
Around 20 of the homes will be designated as publicly protected housing under the capped-price scheme.
The project covers an area of nearly 18,000 m² on the plot bounded by Albadalejo and Etruria streets and Arcentales Avenue and Canillejas–Vicálvaro Avenue. The development will have a maximum buildable floor area of 13,172 m² for residential and commercial use, while the remaining plots will be allocated to green spaces and other municipally owned public uses.
Green Light for the Site’s Urban Development in December 2025
In December of last year, Madrid City Council approved the urban development project for the Canillejas substation area, which will be carried out by Avantespacia Inmobiliaria under the supervision of the Department of Public Works and Facilities.
The total area covered by the project amounts to almost 18,000 m². The urbanization works, with a budget of €2.3 million and an implementation period of 24 months, will focus on the refurbishment and expansion of the existing green area, as well as the widening of sidewalks and the creation of on-street parking along Albadalejo Street and Canillejas–Vicálvaro Avenue.
