- Las Tablas Oeste, the first of Madrid Nuevo Norte’s four development areas to begin urbanization works, has launched the certification process to ensure an accessible and inclusive urban environment from the design stage onward.

The Las Tablas Oeste sector, one of the four areas that make up the Madrid Nuevo Norte project, will be the first large-scale urban regeneration development to begin the accessibility certification process under the AIS 1/2023 Standard for Urban Environments.
The certification will be carried out in accordance with AIS 1/2023, an international standard created and managed by Fundación ARS, which assesses the accessibility of spaces and services through a rating system ranging from one to five stars. The model adopts a comprehensive approach to accessibility—covering physical, cognitive, and sensory dimensions—and evaluates more than 500 objective and measurable requirements related to aspects such as accessible pedestrian routes, urban connections, green spaces, urban amenities, accessible signage, parking facilities, and cycling infrastructure.
In the case of Las Tablas Oeste, the process will begin with a preliminary assessment during the design phase and will continue, once the development has been completed, with the final certification of the urban environment. To support this process, Crea Madrid Nuevo Norte will be advised by Ingenia, an organization authorized to conduct assessments under the AIS standard.
A New Mixed-Use Neighborhood
Las Tablas Oeste will be the first Madrid Nuevo Norte sector to begin construction works, scheduled to start before the summer. It has been conceived as a new mixed-use district, combining residential and office uses, that will extend the existing Las Tablas neighborhood towards the railway corridor.
The development will include new housing—37% of which will be publicly managed—along with extensive green areas, public facilities, and urban spaces designed in accordance with principles of sustainability, accessibility, and high-quality urban design.
Through this initiative, Crea Madrid Nuevo Norte further strengthens its commitment to making universal accessibility one of the cornerstones of the project’s sustainable urban development strategy, helping to build a more inclusive city model that is better prepared to meet the needs of all citizens.
