The city Council, through the department of Works and Facilities, has authorized the simultaneous execution of the works of urbanization and construction in Solana de Valdebebas
The Madrid city Council, through the department of Works and Facilities, has authorized the simultaneous execution of the construction work and building on the sunny side of Valdebebas, the scope of more than one million square metres of surface area located in the district of Hortaleza, between the radial 2 and the municipality of Alcobendas, in the west of the holm Oak forest of the Kings. Development work began in the past month of January and, after the signing of this authorization, the construction of the first buildings may be brought along 2026.
The development will be 1.393 homes, including single-family and collective, of which 637 (46 %) have some type of protection. Of them, the City will promote 422. In terms of commercial activity, will be presented in two formats: trade of proximity on the lower floors of the residential buildings located around the central axis and two plots for the exclusive use of trade, a central to a constructible surface of 5,000 m2 and another to the west, to 3,000 m2.
In addition, the project intended 46.500 m2 to public networks of collective services (facilities, public services and sports), 141.500 m2 to road and local 45,000 m2 main public thoroughfare. All of this is complemented with a reservation 104,000 m2 of land for uses social private that give service to the neighbouring of Madrid.
More than a quarter of the field will be green areas
The housing project on the sunny side of Valdebebas, which is being funded and implemented by the compensation board from the scope with the supervision of the Area of Works and Facilities, commands, uses buildings and the way the urban landscape integrates with the natural environment in a respectful relationship and productive for both of you. Project 292.000 m2 of green areas, preserving the arroyo de Valdebebas and their water-courses, it provides for the extension and completion of the forest park of Valdebebas-Felipe VI, existing and designs a new path to the path of the bulls, the former livestock trail that extends from the 18.300 m2 of 27,000 m2. In addition, it retrieves the old mirador de La Solana, a high point located in a very central, which will become the meeting place, with vegetation and trees designed to emphasize its symbolic value.
All the intervention has as central axis the public space, the nexus of social and cultural relations. For this reason, the project enhances the mobility of pedestrian and cyclist and is marked as a goal to facilitate the access of public transport, reduce private motor traffic on internal displacement and avoid the traffic.
The sunny side was a land of culture, part of a wide expanse of farm fields located at a distance accessible from the nuclei of population coming, but today is a vacant space of 109 hectares without agricultural use between the built-up floor of The Moral, and the parque forestal de Valdebebas-Felipe VI, which aims to recover and put in value with this action.
