A New Boost for Housing in Madrid’s South-East Developments
For the first time in Madrid, and within the framework of the South Strategy (Estrategia del Sur), the affordable rental model is being combined with tenants’ right to purchase their homes after seven years from the date of the first rental payment.
One of the most significant features of these contracts is that 50% of the homes to be built will be reserved for people under the age of 35, a demographic facing some of the greatest barriers to accessing housing.
Through this initiative, Madrid City Council will secure 50,832 m² of buildable floor area on municipal land for residents, while ensuring that the resulting homes are offered at prices 31% below current market levels, both for rent and eventual purchase.
Monthly rent has been set at €949.50 for a standard 90 m² dwelling. Should tenants choose to purchase the property after the stipulated seven-year period, the sale price will be €3,600 per square metre. Additionally, a portion of the rent paid during the lease term will be credited toward the purchase of the home.
