On Thursday, 24 September, the Valdecarros Land Readjustment Project received final approval. The development covers an area of 19.2 million square metres.
With the approval of this final administrative procedure, promoted by the Urban Planning, Environment and Mobility Department and put forward by the Board of Compensation of Valdecarros , the City Council brings the Southeast Developments to completion, an initiative carried out under the umbrella of the South Strategy. The land readjustment process means that this future neighbourhood has now been definitively planned and organised, under the technical designation Programmed Developable Land Sector with Detailed Planning 03.01 Eastern Development-Valdecarros. It also makes fully serviced development land available for the construction of the first housing developments, which will be delivered in eight phases, three of which are already under way.

Sustainability at the Heart of the Valdecarros Development
Valdecarros is bordered by Mercamadrid, La Atayuela and Ensanche de Vallecas to the north; the A-3 motorway to the east; the M-50 ring road to the south; Ensanche de Vallecas to the west; and the Manzanares Linear Park to the southwest. Located within the M-45 ring road as an extension of Ensanche de Vallecas, this development is set to become a new residential, economic and investment hub for Madrid.
Valdecarros has been conceived as a sustainable and fully integrated urban model. Its extensive housing offer will be accompanied from the outset by the creation of large green areas, new public facilities, spaces for economic activity and all the services required to ensure a high quality of life for its future residents.
One of its most distinctive features will be the introduction of an electric bus line operating on a dedicated corridor with traffic signal priority. The service will include stops every 300 to 500 metres and will connect the southeastern developments of Valdecarros, Ensanche de Vallecas, Los Berrocales, Los Ahijones, El Cañaveral and Los Cerros. Services will run at intervals of at least every three minutes.
In addition, this Vallecas development has been designed as a highly walkable neighbourhood that prioritises active and sustainable mobility. Gradients have been eliminated to create a flat and fully accessible environment for all residents, while 127 kilometres of pedestrian and cycling routes have been planned throughout the area.
Valdecarros will also help ensure that Madrid remains one of the most tree-lined cities in the world. The project includes the planting of 110,000 trees and the creation of 700 hectares of green space distributed across a variety of parks and landscaped areas, equivalent to six times the size of El Retiro Park, providing a major new green lung for the city and its residents.
