With a total area of 4.7 million m², this southeastern development will include approximately 12,848 homes, half of which will have some form of protected housing status.
This step will allow the various developers to begin constructing the first homes in Phase 1 of the development once they obtain the corresponding permits.
The development will feature 1.7 million m² of green spaces, exceeding the size of Retiro Park, and will include initiatives such as the planting of more than 9,400 trees.
Located between Coslada, El Cañaveral and San Fernando de Henares, Los Cerros is directly connected to the M-45, R-3 and M-203 highways.
The Madrid City Council has authorized the simultaneous execution of urbanization and building works in Phase 1 of Los Cerros, a development area in the southeast of the capital, located between Coslada, El Cañaveral and San Fernando de Henares. With this step, the various developers will be able to begin constructing the first homes once they obtain the corresponding permits. This first phase will include 4,157 homes, of which 481 will be developed by Madrid City Council. The Los Cerros urbanization project, financed and carried out by the Compensation Board of the development area and supervised by the Department of Public Works and Facilities, consists of three phases, of which the first two are already underway.
Los Cerros has a total area of 4.7 million m², where the construction of 12,848 homes is planned, 50% of which will be subject to some form of affordable housing protection. With only 12% of its surface area designated for development, Los Cerros is committed to a distinctive urban model in which nature and the city are harmoniously integrated, with 550,650 m² allocated to commercial and tertiary uses.
The development will feature 1.7 million m² of green spaces, exceeding the size of Retiro Park, and will include measures such as the planting of more than 9,400 trees and 100,000 shrubs. In addition, there will be a 31.1-kilometre cycle lane and 15 children’s play areas.
In terms of transport connections, Los Cerros is directly linked to the M-45, R-3 and M-203, and its integration into the public transport network is planned through Bus Rapid Transit (BRT) services and EMT Madrid bus routes. Total investment in the development is estimated at €3 billion, which is expected to generate approximately 15,000 direct and indirect jobs.
