The Madrid City Council has granted initial approval to the urbanization project for the Ermita del Santo development, located in the Latina district. This was announced at a press conference by the Deputy Mayor and municipal spokesperson, Inma Sanz, following the weekly meeting of the Governing Board. The project will be financed and carried out by the Compensation Board for the area, under the supervision of the Department of Public Works and Equipment.
This initiative will enable the city of Madrid to incorporate approximately 70% of a total area of 44,349 m²—currently privately owned—thereby creating new public spaces and promoting its integration into the consolidated urban fabric. The project envisages the creation of a new stock of both market-rate and subsidized housing, the development of green areas, and the enhancement of the neighborhood’s commercial offering.
530 homes, more than 150 under public protection
The new development plans for the construction of 530 dwellings, of which 159 will be subject to some form of public protection, representing 28% of the total. The buildings will be oriented along a north–south axis to optimize solar gain and will feature green roofs and bioclimatic architectural criteria, reducing the environmental footprint of the residential development. The neighborhood will be developed according to the most advanced standards of energy efficiency and sustainability.
New retail spaces, public facilities, and green areas
Ermita del Santo includes the creation of approximately 11,000 m² of public-use areas and tree-lined open spaces, in addition to a further 5,600 m² of green zones. The project предусматриes the preservation of existing trees and the planting of 297 new specimens.
One of the key structural elements of the project will be a green corridor, 60 meters wide, linking the Ermita del Santo and Caramuel parks with Madrid Río, fully structuring the new development and facilitating its integration with the surrounding urban environment.
In terms of public facilities, the area has a specific buildable area of 18,879 m² designated for public amenities. Additionally, the project will retain the existing commercial plinth, which will be transformed into a local urban center, strengthening economic activity in the area and contributing to the creation of a more dynamic, accessible, and sustainable space.
